Client found EMLA Construction Ltd through 'Check-a Trade' web site, subsequently discovering we had worked with their architect before who recommended us.

Client:

Family of four who moved out for some of the project duration.

Property:

1950s detached house.

Location:

Loft rooms in Shalford near Guildford Surrey.

Project duration: Four months.

Financial: Completed to budget.

 

Description of work:

Three new loft rooms (a.k.a. attic rooms) were added to the house as part of a larger scale re-development of the property. In addition to the loft extension, a single storey side/rear extension, two storey side extension and extensive refurbishment of most of the interior of the property were carried out.

The two storey side extension included extending the loft in a style in keeping with the existing building, and constructing a new dormer window on the front of the property to introduce light and create more useable space for the additional loft rooms..

 

Construction of the new loft rooms involved erection of new partition walls, floors and ceilings, new wiring, plumbing and drainage, heating and ventilation, plastering, tiling and decorating.

Extending the loft added the following three loft rooms to the property:

• A new master bedrom.

• An new en-suite bathroom to
   the master bedroom.

• A new en-suite bathroom to
   an existing loft bedroom.

The re-development produced a modern, spacious light and airy family home providing:

 

• 3 bedrooms each with en-suite
   bathrooms • Family bathroom

• Extended lounge • Study

• Garden room • Utility room

• Open-plan kitchen/dining room

• Front garden landscaping &
   brick paving of driveway

Other services provided:

• Direct liaison with Local Authority Building Control Office.

• Rectified shortcomings of building work done previously by others.

• Made provision in foundations for close proximity of deep tree roots.
